Walsall Estate Agent Reveals That Renting Can Be The Better Option
02/12/201517/03/2016 by Admin
#8220;An Englishman #8217;s Home Is His Castle #8221;. It #8217;s a well-worn phrase and one that many chose to act upon, although this may not be the most financially advantageous decision. There are a lot of pluses to be had by legally owning property, there are several factors that one should consider before taking such a big step. However, for many individuals, the benefits of renting your home over buying far outweigh the drawbacks.
To start with, being a renter does not demand the individual to pay out thousands of pounds before moving into the residence. Potential homeowners are typically required to put down an average of 20% of the total price at the time of purchase, whereas the tenant is typically charged at most, two months rent and a security deposit. That extra money could be used for other expenses or invested elsewhere.
According to Manjit Virdi who specialises in property sales in Walsall in the West Midlands, #8220;Overall, monthly costs tend to be much lower when one is on a rental agreement. Homeowners are liable for payments such as the mortgage, property taxes, full insurance and other fees, such as gas safety certificates. These are all costs that fall on the landlord and not the lessee, and quite often, various utilities such as water, phone, cable or electricity may be included in the monthly rent.
#8220;When a person owns their residence, they assume the financial responsibility to repair or replace anything that breaks and to purchase all the items necessary to keep a place habitable. Some of these things may be relatively minor such as paying someone to do lawn care or to pressure wash the building, while other things such as roof maintenance, plumbing issues, new appliance and electrical upgrades could require several hundred to thousands of pounds. Not being liable for these types of things can mean substantial monthly savings comparatively. #8221;
Repairs and maintenance are not the only financial obligations owners must face on a regular basis. The taxes paid on a property will fluctuate each year based on the appraised value of the building and even the land upon which it sits, and the legal possessor is also responsible for carrying enough insurance to cover the lot, all structures upon it and everything contained within the boundaries. Renters need only enough to protect their personal belongings which is sure to be considerably less.
Another advantage to not being an owner is that with a bit of shopping around and a little luck, one may be able to live in a more desirable area than expected. Some parts of each city are more coveted residential areas than others because the homes are nicer, the schools are better or because of the amenities that are close by. While an individual may not have the credit or the funds to purchase a nicer house, they might be able to afford the rent on one.
With a lease, a person knows exactly what they are expected to pay out for their residence each month as the amount is clearly stated and set in a document for the full term of the agreement. This can not be raised until the time has expired, and even then if the renter is on a renewal option, the landlord must give notice of the increase within a specified amount of time. With a mortgage, the interest may be on an adjustable rate which could make the total quite a bit.
A renter has a greater amount of flexibility when it comes to relocating because they are generally bound to the residence for no more than six months at a time, though there may be an escape clause in some agreements. Some reasons one may need to change their location is perhaps they have been offered a better job in a new city, or they have had a change in the size of their family, necessitating a larger or smaller amount of space. The lessee can easily pack up and go, whereas the homeowner must either arrange the sale of the property first or be prepared to shoulder the additional financial responsibility.
It is true that the renter does not receive any tax advantage on the money they pay each month as the homeowner does, and there is no financial gain on their investment. However, they do not risk losing funds due to low equity or an upside down mortgage either. While there may be rules to follow and restrictions on things like pets, redecorating, children and guests when one rents, there is also less responsibility. Without all the pressures of maintaining a property, a person has less stress and can rest a bit easier.

Cyber Security: The Importance Of Using A Fresh Password
02/11/2015 by Admin
Spend a considerable amount of time online and it is likely that several of the websites you visit will require that you to enter a username and password for access to the information. Remembering all those passwords is a challenge, which is why so many people admit to using the same access codes for multiple sites.
If you are one of those people, you should know that you are greatly increasing your risk of becoming a victim of cybercrime. According to Roy Charles, who provides IT support in Croydon, #8220;One of the most crucial things you must know about cyber security is the importance of not re-using the same password. It is the simplest to implement, and most fundamental of all security steps. #8221;
Most people are already aware of the danger of writing passwords on a sticky note and keeping it next to the computer. Reusing your passwords is just as dangerous. The truth is if hackers do figure out your password, the first thing they are likely to do is test it on other sites. You may be careful not to share personal information on your favorite social networking website, but you have far more to lose if a hacker gets into your bank account or gains access to your credit card information.
